Tax and Mello-Roos information for Canyon Lake, Lake Elsinore (Tuscany Hills, Canyon Hills, Rosetta Canyon, Alberhill Ranch), Sun City and Menifee

What is Mello-Roos? Mello-Roos is also known as the "Community Facilities District Act" and was established in 1982 as a law in California. Mello-Roos is a special property tax (common for new communities within a city) which raises money for public improvements. Some examples of the public improvements could be (streets, water, sewage and drainage, electricity, infrastructure, schools, parks and police protection. Mello-Roos is independent from property tax, therefore it is not affected by the value of the home. Mello-Roos can rise or fall and is not subject to Proposition 13.

Why Should I be Worried about Mello-Roos? If your new home has Mello-Roos you need to look at the amount because you might have to pay more in Mello-Roos than you are in your property taxes. This can be a huge financial burden by itself!

Most new communities have Mello-Roos so if you want a new home in a newer community you will most likely be paying Mello-Roos. Canyon Hills and Tuscany Hills have more reasonable Mello-Roos than a lot of other communities in our area and as long as you know about it beforehand, and are okay with it, they are great areas to live in.

Murrieta: 1.09591%
Temecula: 1.02987%
Corona: 1.06393%

HOA Fees by Community (Change Yearly and are Approximate):
Canyon Lake: $210/Month
Tuscany Hills: $157/Month
Canyon Hills: $115/Month
Rosetta Canyon: $110/Month
Alberhill Ranch: $179/Month

The below data was taken from the public website for the Office of the Treasurer-Tax Collector from Riverside County. The homes picked for the tables below were randomly chosen for each area and each have an assessed value of right around $250,000. Homes in the areas below vary in tax amounts, and the data below should simply be used as a rough average.

The purpose of this data is to provide potential homebuyers quick information on TAXES and MELLO-ROOS for the areas they are interested in. I want to make sure all of my clients are especially aware of the Mello-Roos involved in each area.

NOTES:

-There is no Mello-Roos in Canyon Lake

-REFUSE SERVICE is included in Canyon Lake Taxes, whereas the other cities / communities do not include this.

-Not all of Sun City and Menifee have Mello-Roos (Contact me for information on specific properties you are interested in)

  1. Excellent info for buyers looking to purchase in one of these great communities. I don’t know of any agent that ever discloses this info to buyers until after they are in contract. Love the transparency you provide to everyone.

  2. I think that disclosing Mello Roos to buyers after they are in contract is incredibly deceitful. I am shocked by how many agents do not even mention anything about Mello Roos, even after closing. I have talked to many homeowners that didn’t even know they were paying any “CFD’s”, and they had been living in the home for years. Seems outrageous to me…

    How old is this info? My home is in Rosetta Canyon, maybe worth $280,000, and my total taxes are over $6,000 each year. Hindsight is 20/20, but these numbers don’t seem right. I’d pay less taxes for a more expensive home in LA or Orange County. And the water/sewer service would be cheaper too.

  5. This post was from 2011. The homes chosen were at random but the taxes included were the actual unchanged tax information directly from the Assessor’s website. I will update to 2015.

    When we purchased a home in rosetta canyon in December the agent didn’t even know what Mello roos was… I did the research and was ok with it.. now I got another document on the mail about a subsidy payment?? It says they reassesed my property value and I owe more now??? My house is completely paid for but these taxes are already making me want to move
    . HELP!!!
